Turnaround Time

Interior inspection appraisals are typically completed within 3-business days of inspection. We also provide desktop and exterior-only inspection appraisals that can be completed within 1 or 2 business days. Rush services are available depending on availability.

The Appraisal Process

A thorough home appraisal starts with the inspection. To determine an accurate status of the property, it's our duty to first complete a thorough inspection. We must actually see aspects of the property, such as the number of bedrooms and bathrooms, recent renovating, upgrades. and the location to ensure they truly are present and are in the shape a reasonable buyer would expect them to be. To ensure the stated size of the property is accurate and convey the layout of the property, the inspection often entails creating a sketch of the floorplan. Most importantly, the real estate appraiser identifies any obvious features - or defects - that would have an impact on the value of the property. After the inspection, we can use multiple approaches to determining the value of the property: sales comparison, cost, and, in the case of a rental property, an income approach.
